Frank Muradov
Frank Muradov is a Chief Executive Officer at 44 Oak Capital, a real estate investment firm (private debt and equity fund). Recently, Frank was a Chief Operating Officer at Park Rock Capital (debt fund) and a Senior Vice President in Investor Relations at Veloce Capital (equity fund). Frank has over 15 years of investment management, fund development and operations experience, having originated over $3bln of debt and equity deals. Previously, Frank was a Vice President at AmeriFund (commercial real estate lender); an Asset Manager (GM) at ESA Mngt. (Blackstone); Director of Sales/Investor Relations at SSC (hedge fund); Assistant Portfolio Manager at Capital Group, ($50B portfolio in $1.4tln investment management firm); and a Manager of New York Office of Aspect Capital, ($5B London based hedge fund) and others companies in New York. Frank has been managing and turning around hotel assets and AirBNB rental properties in New York and New Jersey and Pennsylvania.
​Frank is on board of Jessie Banks Foundation, and other organizations and mentors diverse high school students from New York metropolitan areas for college admissions. Frank founded a few businesses and mentors young professionals for careers in finance and real estate. Frank is an avid athlete, runner and former professional table-tennis player. Frank studied at TSUE, and attended Columbia University and Mitchell Hamline Law School. He lives in Montclair, NJ with his wife and three children.

Viktoriya Robertson
Viktoriya Robertson is a Vice President for 44 Oaks Capital, where she is sourcing the real estate deals and works with Eon on lending for the firm. Viktoriya is a licensed real estate agent with EXP Realty in Montclair and also holds a Loan Originator MLO license and has been in sales for over 15 years, 8 of which she spent selling real estate to many investors, helping them to achieve their real estate goals.
Viktoriya brings years of real estate sales experience to her real estate developers and investor clients as a successful Real Estate marketing executive using the latest technology.
Viktoriya attended the Lesosibirsk State Pedagogical Institute in Russia before moving to the United States 16 years ago. She is fluent in Russian and English.

Kristina Hinhuliak
Kristina Hinhuliak is a Head of Operations at 44 Oak Capital, where she is overseeing entire operations from office management to coordination of multiple projects and social media. Kristina has over 6 years of Project and Operations Management experience. Recently, Kristina was a Head of Operations at Manhattan based Commercial Real Estate Brokerage firm – Arvik Group. Prior, Kristina was a Lead Project Coordinator at Novaris, a leading IT Outsourcing company in Europe. With a brief stint as an Administrator at a small business in Marbella, Spain, Kristina started her career as a Quality Control Specialist for a logistical company managing operational processes in the Elizowka market in Lublin, Poland. At this role, Kristina learned about organization skills that have helped her to take an active part in understanding business operations and management. Kristina assisted in organizing international conferences for the company and assisted with company presentations and marketing campaigns.
Kristina earned a Master Degree in Business Management from Vistula University in Warsaw, Poland and Bachelor’s degree from The University of Economics and Innovations in Lublin, Poland. Kristina is also a recipient of Erasmus scholarship and studied in the Transportation and Communication Institute in Riga, Latvia. Kristina was born and raised in Ukraine and speaks Ukrainian, Russian and Polish and conversational Spanish.

Angel Rodriguez
Angel Rodriguez is an experienced Project Manager with a demonstrated history of working in the real estate development and construction industry on the East Coast and Atlanta. In the middle of his work career, Angel Rodriguez was a N.J.I.T./Wachovia Housing scholar who utilized G.I.S and Geoscience knowledge to improve disenfranchised communities to increase their housing and community landscapes in Elizabeth, NJ. After receiving a bachelor of science degree in Environmental Geoscience/Environmental Geology from New Jersey City University, he began working as an engineering monitoring consultant. During Angel’s time he was placed as director of operations and regional business development, producing and increasing revenue in sales year over year over the past seven years. Angel Rodriguez has managed and performed monitoring on large scale demolition projects and attended over 35 implosions from 2016-2022. With a get-it-done approach, Angel Rodriguez is able to connect associates to complete projects and encourage new relationships where he created strong relationships with real estate developers and contractors nationwide.
Angel Rodriguez is an avid rock climber, high mile cyclists, triathlon, and enjoys photography. Over recent years, Angel has nurtured and created a large network of investors, realtors, and lenders all which are combined and carried over from developers and builders over his construction career. He lives in Belleville, NJ with his wife and six children.

Emily Greenheim
Emily Greenheim is a creative communications specialist concentrating in content creation and storytelling, setting the tone for brand messaging and organizational representation. A New Jersey native, she attended William Paterson University, where she was awarded the Presidential Scholarship and earned a Bachelor’s degree in Psychology with Summa Cum Laude distinction.
Emily joined 44 Oak Capital as Director of Communications, leading the development and management of marketing strategies, increasing lead conversion through targeted visibility and engagement via print, blog posts, email, and social media. In addition, Emily spearheads monthly networking events hosted by 44 Oak Capital featuring educational speakers, food, and entertainment. These affairs draw a crowd of real estate-centric professionals, supporting the idea that we are more powerful together than we are on our own.
In her spare time, Emily is passionate about physical fitness and enjoys spending time outdoors hiking, skiing, and boating. Additionally, she is a licensed cosmetologist in the state of NJ with 9 years of professional experience and a reputable freelance business.
